What is a Red Book valuation?

A valuation prepared under the RICS Valuation, Global Standards. It sets mandatory requirements for the basis of value, assumptions, inspection, evidence and disclosure, which is why banks, courts and auditors rely on it.

How long does a valuation take?

For a standard residential property, typically a few working days from inspection to issued report. Commercial, development and portfolio instructions take longer and are quoted individually.

What is the difference between a valuation and an appraisal?

In practice the terms are used interchangeably. Both describe a professional opinion of value; what matters is the standard it is prepared to and the purpose it states.

Do I need a valuation for probate?

Usually yes. An independent valuation at the date of death establishes the value of the estate's property and is normally required to administer the estate.
