About Nautic

Twenty five years of chartered experience. Based in Dublin, instructed across Europe.

Our team has worked on more than a billion euro of construction value, from residential schemes running to hundreds of homes to schools, commercial buildings and high-specification private houses. The standards that work was done to came with us.

Nautic exists because clients were being asked to appoint four consultancies to answer one question. A purchaser needs condition, cost and value. A building owner needs management, a reinstatement cost and a reserve plan. An insurer needs a loss adjusted and the rebuild priced. A developer needs a cost plan, a programme and someone to hold both. Those are not separate problems, and we do not treat them as if they were.

Our experience

Nautic delivers projects in the Cayman Islands: residential developments, schools, commercial fit-outs and high-specification private homes, under hurricane exposure, on imported materials and in a small market with large buildings in it. That teaches you to hold a budget and a programme when neither is allowed to slip, and it is the discipline we bring to clients across Europe, including on the data centre and mission-critical projects now under way from Dublin to the Nordics.

Every instruction begins with a written scope and fee. Every report puts the conclusion at the front and shows the evidence. Where a figure cannot be supported, we say so rather than estimate it.

Nautic is regulated by the Royal Institution of Chartered Surveyors and fully insured. Our team are members of the Chartered Institute of Loss Adjusters, the Chartered Institute of Building and the Chartered Institute of Arbitrators, and accredited Loss Adjusters through the Department of Finance in Miami.

About the practice

How much does a chartered surveyor cost in Ireland?

It depends on the property and on why you need the work done, so there is no single figure worth quoting. A valuation of an apartment for a mortgage is a different piece of work to a storm damage claim or a cost plan for a new development. Tell us the address and the purpose and we will put the fee in writing before anything starts. Quotes are free and there is no obligation to proceed.

What should I do after storm or flood damage to my property?

Make the building safe, then photograph and film everything before any clearing up begins, keep damaged items where you can and keep every receipt for emergency works. Report the claim to your insurer promptly. From there a loss adjuster measures the damage, prices the reinstatement and agrees the settlement. We act on storm, flood, fire and escape-of-water claims across Ireland and Europe and can attend the property to assess it for you.

Do I need a survey before buying a property in Ireland?

You are not required to have one, and the lender's valuation is not a survey. Buying without one means taking the condition of the building on trust. A pre-purchase survey looks at the structure, the roof, damp, windows, insulation and the mechanical and electrical services, and puts a cost against anything that needs attention. For an apartment it is also worth reviewing the management company accounts and the sinking fund before you sign.

Who can value a property for a bank, a sale or probate in Ireland?

Lenders, courts, executors and Revenue will normally want a valuation from a qualified, independent valuer prepared to recognised standards. Nautic is RICS regulated and prepares valuations to the RICS Valuation Global Standards, the Red Book, based on recent comparable sales, so our reports are suitable for lending, sale, purchase, probate, tax, family law and insurance reinstatement purposes.

What does a quantity surveyor actually do?

A quantity surveyor looks after the money on a construction project. That means the cost plan before anything is built, the tender documents and the comparison of prices, the monthly valuations of work done on site, the pricing of variations when the design changes, and the final account at the end. On a well run job the effect is that you know what the building will cost before you commit, and you know where you stand every month after that.

Do you work outside Ireland?

Yes. We are based in Dublin and accept instructions across Europe, concentrating on the markets where data centre and mission-critical construction is under way, from London, Frankfurt and Amsterdam to Madrid, Milan, Warsaw and the Nordics.
